An REO refers to a real estate owned by the bank, and is different from a foreclosure property in that the bank has already tried to sell it at a foreclosure auction but had no luck getting bids. Well, most foreclosure auctions do not result in bids because if there was enough equity in the property to fulfill the loan, the owner would have probably sold the property and paid back to the bank. So, since the investment property was not bid on, the bank became the owner of the same. Many real estate investors find it lucrative to invest in real estate owned (REO) property. Obviously, the bank would not like to keep the REO for long, and this makes it a great opportunity for real estate investors. Now, not all REO investment properties for sale assure a great deal, but in most cases, you would find that there is a lot of scope to make money with an REO property investment. Benefits of REO versus Foreclosed Property Investments As with other real estate property investments, it is imperative that you undertake proper REO property investment analysis, real estate market analysis, and explore the available REO property for investment before making the final purchase. Try to opt for those REOs that had a conventional loan the first time around, because it would most likely fetch you better deals in future. Also, try not to jump into the first REO property investment opportunity you get. The mere fact that the bank owns a property does not make it a great deal. If a particular home or property is an REO, there must be something about it which is not very lucrative. Did the home just not have enough equity? Was the property too badly damaged? So, you need to ask these questions from the bank, and if the bank is not able to answer the questions, there could be something skeptical about the deal.
